Ms. Lubin is a real estate developer focused on affordable, profitable and uber-green multi-family real estate as a means of positively impacting climate change and housing affordability. She is particularly knowledgeable in co-living, modular construction, workforce housing, and renewable energy including new business models in ZNE and/or embodied carbon reduction. She has an MBA from the Kellogg School of Management, a JD from Northwestern University School of Law, a certificate in Multidisciplinary Design from Archeworks, and a Bachelor of Arts from the University of Michigan, Ann Arbor.

Matthew Fialho is a co-founding partner with H3M Partners, LLC. He is also a Principal of Real Estate Debt with Ares Management LLC, a global alternative asset manager. Mr. Fialho has over 15 years of direct commercial real estate experience in various disciplines on both the equity and debt sides including varying property types in the middle markets and institutional levels. Prior to co-founding H3M Partners, Mr. Fialho was a partner with Prescott Partners, Inc. an opportunistic real estate investor based in San Francisco. Before that, he was an Acquisitions Officer with Veritas Investments, Inc. a multi-family operator focused on the Bay Area. Mr. Fialho also spent three years with MetLife Real Estate Investors focused on the Pacific Northwest markets. He also worked with New York Life Investors for seven years focused on structured debt across the west coast markets. Mr. Fialho began his commercial real estate career with Prentiss Properties in asset management and Seagate Properties in property management. Mr. Fialho is a native of Oakland, California.

RPG has successfully managed the entitlement of numerous complex entitlement processes in Berkeley, one of the highest barriers to entry cities in California. Ms. Perkins is a licensed real estate broker in the State of California. Mr. Rhoades experience as a former City Planning Manager for the City of Berkeley and current service as a member of the California Planning Roundtable provide a platform for improving housing development across the state.
